1.工程概况ProjectOverview
规划范围东至杭州师范大学，南至海曙路、余杭塘南路，西至东西大道，北
至宣杭铁路，总用地面积约3.47平方公里。
研究梦想小镇规划功能定位和历史文化底蕴，明确梦想小镇风格导向和建设
123控制，实施梦想小镇修复、改造、更新、拓展，改善梦想小镇当地群众生产
生活环境，实现梦想小镇生产、生活、生态重塑，有力支撑浙江省大学生创业小
镇、基金小镇建设，同时做好资金平衡。

2.用地功能组织Landfunction
充分依托和利用梦想小镇现有生产生活功能、现状肌理和历史文脉，进行有
机的整合和梳理，在明确梦想小镇生长形态与建筑风貌的基础上，合理组织用地
功能布局，规划成为生活的小镇、生产的小镇、创业的小镇、休闲的小镇、旅游
的小镇、慢生活的小镇、适合青年人的小镇以及适合基金、金融企业的小镇。
规划一期主要落实大学生创业小镇、基金小镇功能，做好该功能细化设计，
规划2017年建成；规划二期主要做好配套功能组织与农居安置；规划三期主要
做好小镇未来拓展与资金平衡。

3.从灵感引发到主题确定Frominspirationtothemedetermination
小镇设计的灵感来源于几张仓前镇现场照片：古朴、宁静的村庄淹没在大片
稻田之中，阡陌纵横的农田与象征丰收的稻浪形成的肌理，是庄重与飘逸的完美
组合；一条环状水系让空间灵动，水系内外的大片农田，充满着田园风光，象征
着无限延伸的希望映衬着诗一般的田园乡情。直线型的“稻田”肌理和曲线型的
“稻浪”形态，与场地环状水系交织，既是风景的联结，又是意象的汇聚。这种纯
粹、质朴的乡村画面，深深触动了生活和工作在大城市里的设计师的心灵，形成
了对场地意象的感性认知；而“梦想”一词关联着“奋斗”与“希望”，形成了主
题演绎的理性线索。“梦想‘O镇’，希望田野”的小镇主题，被清晰地描绘出来。

4.规划设计Planninganddesign
设计哲学：“田”是希望的、生态的、仓前的。生活不只眼前的苟且，还有
诗与远方的田野！

1)地貌肌理、网格布局Geomorphology,gridlayout
特色小镇的选址大多在乡村或城市与乡村的结合部，呈现村庄被农田或水网
包围和分隔的场地特征。针对梦想小镇场地内仓前田野的阡陌肌理进行认真分析，
以场地“田”的地貌肌理和尺度形成的网格空间,不仅契合小镇的地形特征，而且
使小镇更具田园乡情和本色韵味。
在中华文明中，人们对“田”的依赖，构成了对家园的理解，用“田”的阡
陌肌理提炼小镇空间结构，契合了千百年来中国人，对“田”依赖深层次的心理
结构，引发新来居民寻找精神家园。
梦想小镇规划，通过文化的塑造，形成亲切的氛围，让创业者有归属感，逐
渐把它认定为自己的精神家园。“O”镇的空间意向，让小镇空间有一股内聚、团
结的能量，从而形成领地感；在“梦想大道”区域，设计了一条印有入驻企业LOGO
的水面投影，给小镇的企业带来强烈的存在感。正是这种存在感和领地感的营造，
小镇空间才能给创客们带来回到家园的归属感。

citiesandvillages,showingthecharacteristicsofthesitesurroundedandseparated
ingtotheanalysisofthetextureofthefield
inDreamtown,thegridspaceformedbythetextureandscaleofthefield.“field”
notonlyfitsthetopographicalfeaturesofthetown,butalsomakesthetownmore
idyllicandtrue.
IntheChinesecivilization,people\'sdependenceonthe\"field\"resulttothe
understandingofthehomeland,andtheuseofthe\"field\"torefinethespatial
structureofthetown,whichfitstheChinesedemandindeep-levelpsychological
aspectforthousandsofyears,whichcanstimulatenewcomerstofindspiritual
homesbythemselves.
Theplanningofdreamtown,throughtheshapingofculture,formsafriendly
atmosphere,givingentrepreneursasenseofbelongingandgraduallyidentifyingit
ceintentionof“O”townmakesthetown
spacehaveacohesiveandunitedenergy,thatcanformasenseofterritoryfor
people;Inthe“DreamAvenue”area,awatersurfaceprojectionwiththeLOGO
oftheresidentcompaniesisdesignedtogivethetown’senterpriseastrongsense
iskindofsenseofexistenceandthesenseofterritorycanmake
peoplewhoworksinsidefeelsasenseofbelongingofhomes.
通过最具场地特色的田野环连接生态公园、仓前古镇、水泥厂三大最具特点
区块，并以田野环为纽带构建居住环、办公环，形成梦想田园小镇的圈层结构。

2)规划的基础模数
设计团队深入研究了杭州仓前梦想小镇平面网格规划布局的尺度模数，结合
对国际上三个典型小镇案例尺度分析，得出小街区尺度一般是25×25米左右，中
等街区尺度一般是30×70米左右，大型街区尺度一般是60×110米左右。最终，
在梦想小镇的网格尺度上，选择了（25-60）×（70-110）米作为规划的基础模数。
2)Thebasicmodulusoftheplan
Thedesignteamin-depthstudyofthescalemodulusofthelayoutoftheplane
gridlayoutofthedreamtowninCangqian,Hangzhou,combinedwiththeanalysis
ofthescaleofthethreetypicaltownsintheworld,thescaleofthesmallblockis
generallyabout25×25meters,themediumblockscaleGenerally,itisabout
30×70meters,andthesizeofalargeblockisgenerallyabout60×110meters.
Finally,onthegridscaleofthedreamtown,(25-60)×(70-110)meterswasselected
asthebasicmodulusoftheplan.
3)建筑尺度与视线关系Buildingscaleandlineofsight
在梦想小镇的设计中，就充分考虑了这种开敞空间与建筑之间合理的尺度比
例，将建筑置入在视线可及的角度范围，消除由于其局促所产生的压抑感，保证
人在其中工作、生活、交流时，满足心理上舒适性的需求。在建筑的风格上，通
过对江南传统民居的解析，提取了一些文化符号来指导现代建筑形式的设计，让
现代建筑诠释出传统文化，增加了场所记忆。这种对典型的“粉墙黛瓦”式江南
传统民居的剖析和重新组合，确保了新建筑不仅拥有传统建筑的文化内涵，同时
也拥有现代建筑的风格特色。
DuringtheprocessofDreamtowndesign,thereasonablescaleratiobetween
theopenspaceandthebuildingisfullyconsidered,andthebuildingisplacedin
ananglerangeaccessibletothelineofsight,whichcaneliminatethefeelingof
depressionsensecausedbynarrowspace,ensuringthatwhenpersonisworking,
living,andcommunicating,thatcanmeetthedemandsofpsychologicalcomfort.
Inthestyleofarchitecture,throughtheanalysisoftraditionalhousesinJiangnan,
someculturalsymbolswereextractedinordertoguidethedesignofmodern
architecturalforms,allowingmodernarchitecturetointerprettraditionalculture
htheanalysisandrecombinationofthe
typical“powderwallandtile”styleofJiangnantraditionaldwellingsensuresthat
thenewbuildingsnotonlyhastheculturalconnotationoftraditionalarchitecture,
butalsohasthestylecharacteristicsofmodernarchitecture.
4)对原居民，设计需要保留场所记忆Forthelocalresidents,designneedsto
remaintheplacememory
每一个小镇都有长期形成的地域文化。原居民在此生活多年。小镇记载了他
们的生活印记和动人的故事。在小镇的建设发展中，这些烙在小镇居民心中的故
事，既是规划师们规划未来空间的线索，也是小镇空间不断发展和完善的内在灵
魂。
